Realising a fresh strategic direction
‘The Terraces’ is a redevelopment of the existing Scottish Hospital site in Sydney’s inner city suburb of Paddington. At 1.48 ha in area, the site is a unique and sizeable landholding in this historic precinct and held under the single ownership of The Presbyterian Church (New South Wales) Property Trust.
The site has been a key consideration and asset for Presbyterian Aged Care (PAC) for some time. The original aged care facility stock on the site dated back to the 1970’s and needed an extensive overhaul. PAC’s vision was to create a benchmark Aged Care Facility which would provide the strategic direction for PAC’s future developments and underpin their new operational management initiatives. The plans for the site saw many iterations, DA’s and discussions with contractors for the 10 years prior to the current scheme being approved and negotiated with Multiplex Construction.
Value Adding through Superintendence
The Terraces redevelopment includes replacement of the existing 88 bed residential aged care facility with a new 100 bed facility including a 23 bed dementia unit. The development will also see the construction of 79 seniors Independent Living units. These units will be spread across four new buildings and the converted Scottish Hospital heritage building.
APP is engaged as the Superintendent with responsibility for all aspects of administration of the Design and Construct Contract between PAC and Multiplex defects. As Superintendent, APP operate independently and impartially, recognising that our role is in response and empowered according to the terms stated in the contract.
The site constraints and unexpected latent site conditions led to a number of challenging issues which impacted the time and cost on the project. Through our extensive experience, we worked co-operatively and professionally with the parties to practically resolve these complex contractual matters and to the satisfaction of both parties.
Raising the benchmark in Aged Care facilities
Presbyterian Aged Care is committed to providing the best possible care for the residents, through the provision of an extended the range of services. This includes upgraded medical facilities, a new dementia-specific care facility, palliative care and respite care. The facility also features new recreational facilities including a library, theaterette, spa and gymnasium, recreational swimming pool and the ‘Terraces’ garden.
The Terraces set a new benchmark in aged care and APP is very proud to be assisting PAC on this exciting project.
