Stepping in to help essential services run uninterrupted

Odyssey House provides essential drug and alcohol counselling services to the NSW community. Following additional Government funding to expand their services, Odyssey House leased a larger operating premises.

The Odyssey House board reached out to APP for assistance with how to reconfigure the new space to its best advantage within a limited budget and develop an effective brief to address their requirements. APP stepped in, offering pro-bono assistance with the project’s design and delivery.

Reframing the brief

APP assisted Odyssey House by first gaining insight into what was important for their business and clientele. Together, APP and Odyssey House developed a brief and design concept that:

  • assessed and defined their current and future requirements;
  • utilised the existing layout to its best advantage; and
  • curtailed the extent of works required to minimise the fitout costs without compromising the design.

The fitout presented a number of challenges:

  • the space was leased as a commercial office space, requiring a substantial conversion from its previous occupancy as three separate retail tenancies;
  • any new fitout works would trigger compliance upgrade works due to age of the three separate tenancies; and
  • any fitout works would require Strata approval as the tenancy was on the ground floor of a residential building.

Enlisting the help of an industry heavyweight

In reviewing the limited quantity and mixed quality of the existing office furniture and the modest budget, APP called on long-time client Westpac Group Property.

Westpac kindly donated and arranged the free delivery of a significant amount of quality work stations, meeting tables, storage facilities, task chairs, lounge furniture, whiteboards and whitegoods to the new Odyssey House fitout.

Achievement

Experiencing extended delays by the Strata Committee to provide the approval for new fitout works, APP subsequently identified and managed a series of cosmetic and maintenance upgrades, avoiding the need for Strata approval.

The fitout was completed in time for Odyssey House business operations to relocate and make good their existing premises by the lease expiry date. This included general repairs, painting, replacement of ceiling tiles, light fittings and air conditioning.

The final outcome is a contemporary commercial office environment and Odyssey House is thrilled with their new premises.
