Prime retail infrastructure

Karingal Hub Shopping Centre in Frankston is a thriving retail destination for locals and visitors. As the centre enjoys proximity to the Peninsula Link freeway and offers free parking, owners ISPT saw an opportunity to significantly increase market share. Karingal Hub is a busy shopping area and keeping the centre open during redevelopment is a critical part of the strategy.

Expert project management

Following successful commissions to manage the masterplanning and town planning stages, including procurement of the project consultants, APP were engaged by ISPT to manage the procurement of the Head Contractor and ongoing Project Management, Superintendency and Tenancy Delivery for the redevelopment.

A solution-based strategy

The project demanded a solutions-based plan to mitigate early challenges. To keep retail operations running, APP proposed a staged approach which was verified via early contractor involvement. The staged program will ensure minimal disruption to businesses and customers visiting the centre, loss of rent mitigation through smart programming and maximum rent yield at completion of each stage.

The site presents several challenges including a 12m fall from south to north, major Authority asset diversion and augmentation, and an existing overland flood path which required considered design to achieve an efficient design outcome. APP collaborated with ISPT and the design team to produce solutions that have satisfied all stakeholders and enhances the customer experience.

Achievement

APP’s specialists will lead the project, including the development of an extension, additional facilities and a complete refurbishment of the existing centre. The project will increase the GLAR by 12,000sqm and create opportunities for new retailers, including:

  • Coles
  • ALDI
  • Up to 70 new speciality tenancies
  • Five new mini-major tenancies

To cater for the growth in patrons, APP will also manage the development of new amenities, including:

  • A community Town Square connecting the existing entertainment precinct to the development
  • Multi level car park
  • New food court
  • New intersection improving access to the Centre
