Major Milestone reached with submission of Kellyville and Bella Vista SSD applications

APP’s Urban Development team worked as an embedded resource with the Landcom project team to reach a major project milestone with the submission of two State Significant Development (SSD) applications for the Kellyville and Bella Vista Station Precincts on behalf of Landcom and Sydney Metro.

APP was appointed by Landcom in 2018 to manage the planning approvals and delivery of the sites which are made up of approximately 35 hectares of government owned land along the Sydney Metro Northwest line.

Collectively, the SSDs are two of the largest ever submitted in NSW seeking approval for over 5,600 residential dwellings, up to 150,000sqm of commercial GFA (7,800 jobs) and more than 20,000sqm of retail GFA. The SSDs also propose supporting infrastructure including new parks, road upgrades, commercial facilities and a new 1,000 student primary school.

This major milestone comes after over a years’ worth of effort, driven by Landcom’s team and APP’s Peter Alevizos, Alanah Bottecchia, Allison Smith and Georgia Welsh with support from Aidan Werry and Simon Kinsey.

APP will continue with this project with the next few months with some of the upcoming tasks and milestones including:

  • Preparation of a Design Excellence Strategy which will guide future design and development.
  • Negotiation of Voluntary Planning Agreements (VPAs).
  • Support to the Landcom team in the divestment process for the first superlot, being the Kellyville town centre.
