ISPT’s Karingal Hub Shopping Centre reaching construction completion

The construction of ISPT’s redevelopment of Karingal Hub has almost reached completion, delivering a reimagined, brand-new shopping experience for the local Frankston and wider Peninsula community. As project managers and tenancy coordinators, APP oversaw the brand-new extension, additional facilities, and a complete refurbishment of the existing retail centre. The retail destination now features a market-style fresh food precinct anchored by leading supermarkets, retail, dining, and an entertainment offering.

APP Project Director Matthew Cleur said “This is a pivotal time for the retail industry in which retailers are under increasing pressure due to the impact of the pandemic, combined with the evolving customer needs and expectations. ISPT saw an opportunity to redefine the customer experience and expand opportunities for retailers and the community, and it’s been an exciting journey to be a part of.”

The $160 million redevelopment is Frankston and Mornington Peninsula’s newest shopping precinct, 60km south east of the Melbourne CBD. Designed with accessibility, convenience and variety in mind, the project was divided into three stages. The staged approach proposed by APP helped to minimise disruption to businesses and shoppers visiting the centre while works took place.

Stage 1 involved the delivery of Karingal Hub’s fresh food precinct which opened in June 2021. Stage 2 saw the opening of the new fashion and lifestyle experience in August, launching to the community upon easing of restrictions in late October and finally Stage 3 – a new external Town Square, completed in September and to be launched early next year. As part of the delivery strategy, the staged approach involved programming the works to prioritise the new fresh food precinct and support the early opening of new major tenants Coles and ALDI. Planned activities were modified on several occasions throughout the project to account for the impact of the pandemic health restrictions on site. A collaborative approach between APP, ISPT and Head Contractor Probuild helped achieve the best outcome for the redevelopment given the challenging conditions resulting from the pandemic.

The design caters for growth in customers, with the community Town Square connecting the existing entertainment precinct to the new development; multi-level carpark, and a new intersection improving accessibility to the centre. The project also increased the Gross Lettable Area (GLA) by 12,000 square meters.
