Delivering a strategic revitalisation of a commercial building in the heart of Adelaide. 

431 King William Street is a prime location within the Adelaide CBD. With commercial property in the area becoming increasingly competitive, owner Quintessential Equity made a strategic decision to reinvigorate the space to attract quality tenants, generate income and, ultimately, sell the asset.

The last refurbishment had taken place several years ago, and Quintessential saw an opportunity to deliver a regenerated, 4.5 Star NABERS Base Building Energy-rated building. The goal was to elevate the asset economically and sustainably from a C-grade to a B-grade classification.

The APP Group was engaged to provide Project Management services for the 431 King William Street project.  The team managed the project from inception right through to completion within a live operating environment. The project scope included upgrades to foyers, amenities and communal areas across all floors, new end of trip facilities, a new entry foyer extension, and a full external façade repaint. 

Throughout the refurbishment, it was vital to minimise disruption to the building’s existing tenants. The APP Group responded by taking control of the tenant information platform and creating a communications channel to regularly update tenants about the works. A further challenge was coordinating the refurbishment in a live environment. Several critical services needed to be upgraded, which necessitated shutting the building down. This was particularly challenging for tenants who operated on a 24-hour basis.

The shutdowns had to be carefully coordinated within tight timeframes. To avoid disruption, The APP Group followed a closely monitored minute-by-minute micro-program during the building works. This strategy avoided adverse effects for tenants and minimised delays to the workflow.
